[Question] earth leakage required?

I have a really old electrical installation which never had an earth leakage and still doesnt have an earth leakage. The owner has been in the flat for many many many many years and now wants to sell the flat.

The plugs in the building have been replaced with new plugs many years ago but no extension or addition have been done to the electrical installation. Aircons have been installed directly from the DB using an isolator.

My advice is to install an earth leakage unit, but the owner feels the electrical installation has worked fine for all these years and now upgrades are required.

SANS10142-1 section 5.1.3.2 people,animals and property shall be protected against harmful earth fault currents by protective measures such as .. (e) the use of earth leakage protection for socket-outlet circuits.

Its part of the safety principels so it is a requirement.

The installation needs to comply for the coc to be issues. The only way ians is to show the customer ther regs and or make him understand that its a requirement.

The customer is moving out the flat, Not his concern any longer. Electrical installation was done way before earth leakage.

Well if he is selling the flat he needs a coc and for the coc to be issued he needs that installation to comply and to do that he needs the E/L so it is clearly his responsibility or if the new owner agrees he will pay for the E/L being installed and get the installation to comply. But he is still the owner.
