COC for house with no electrical installation.

I generally do not do COC's for houses being sold, but I have been approached to assist someone who finds themselves in somewhat of an awkward position.

They are in the process of selling their house in a rural area. The transferring attorney is insisting on receiving a valid COC before proceeding with the transfer.

Only one problem. There's no electrical installation. No supply from the authority, no generator, no pv's ........ nada.

The buyer knows that the house does not have electricity. The attorney knows same, but insists he wants a COC.

How does one complete a VALID coc for no installation ?

    Hi
Attorneys due to the demands of the Deeds office seem to be stuck on the fact that every premisies must have a COC on yellow paper before the transfer can happen.Nobody on the other end understands or reads it - it must just be 4 pages and yellow in the pile of docs or no transfer.
In some ways it is also protecting everybody as it means a suitable qualified person has gone out there looked and confirmed that there is no electricity.

I would fill in the details and under comments write that there is no supply connected - I would not do so unless I took a drive there first as it seems strange that there is nothing , not even a panel with one battery for something.

      Thanks GCE

Have been there and checked. Nothing. Paraffin lamps for lighting, Gas and Primus for cooking and a donkey outside for hot water. No cable from Supply Authority.

Will just fill in address details and state that there's no electrical installation.

      Quickest inspection I've ever done.

      Regards Derek
